Type of foundation

Planned for flat terrain, always on firm ground and without any complications.

a. Earthworks included in the price: excavation on normal soil. Any hard terrain (e.g., rock) is not included and will be quoted separately.

b. Two possible slab types:

      1. 10 cm gravel layer + 30 cm reinforced concrete slab

      2. Continuous footing of reinforced concrete + 10 cm gravel + 10 cm reinforced concrete floor slab

c. Includes one-block ventilated floor (sanitary void).

The final type of foundation is determined based on the geotechnical and topographic studies, and decided during the earthworks phase under the supervision of the site management.

Any modification to items a), b), or c) will be quoted separately.

2.3. Utilities:

Includes utility and sanitation network connections within the property.

External connections are included up to a maximum of 15 linear meters from the perimeter of the house to the public road.

Any extension beyond 15 meters will be priced separately and executed upon written agreement between both parties.

From the exterior layer, the wall will have the following composition:

1.- ACRYLIC RENDER (responsible for the rough surface finish).

(Colours to be chosen from the manufacturer’s proposed range).

2.- REINFORCEMENT MESH, PRESSED WOOD PANEL AND WATERPROOF BLACK MEMBRANE

3.- INSULATED LIGHT TIMBER FRAME – (195 mm shell).

4.- Interior lining:

a. Auxiliary metal structure, 2 mm

b. Installations

c. 12.5 mm plasterboard panel

From the exterior layer, the wall will have the following composition:

1.- BREATHABLE ACRYLIC RENDER (produces a rough surface finish).

Colour: white. Any other colour from the manufacturer’s range will be quoted separately.

2.- CELLULAR CONCRETE BLOCK (25 cm thick), brand type Ytong or equivalent.

3.- Interior lining:

• INSULATED LIGHT TIMBER FRAME structure, 145 mm thick, containing a 15 cm layer of rock wool insulation + installations.
• Vapour barrier membrane.
• 12.5 mm plasterboard panel (Pladur or equivalent).

From the exterior layer, the wall will have the following composition:

1.- BREATHABLE ACRYLIC RENDER (produces a rough surface finish).

Colour: white. Any other colour from the manufacturer’s range will be quoted separately.

2.- CELLULAR CONCRETE BLOCK, 25 cm thick, brand type Ytong or equivalent.

3.- Interior lining:

a. Auxiliary metal structure, 5 cm thick, containing a 5 cm rock wool layer + installations.

b. Vapour barrier membrane.

c. 12.5 mm plasterboard panel (Pladur or equivalent).

The upper part of the house will be built using wooden trusses according to MITEC software calculations.

FLAT ROOF (3 parapets with water collection via rear gutter):

1. False ceiling: laminated gypsum panels (e.g., Pladur or similar)

2. Vapor barrier (waterproofing layer)

3. Mitek wooden trusses

4. Rock wool insulation

5. Waterproofing with sandwich panels to improve insulation

Thermal insulation with 4 cm extruded polystyrene panels to eliminate thermal bridging, followed by a compression mortar layer.

• AC4 laminate flooring: installation included. The client may choose material up to a value of €11/m² + VAT. Any cost excess is to be paid by the client.
• Bathroom flooring: ceramic. Material included up to €17/m² + VAT. Any excess cost to be paid by the client. Installation included.

Interior partitions are made of:

• 48 mm galvanized steel frame
• 50 mm mineral wool acoustic insulation
• 15 mm laminated gypsum board

Interior wall finish: plaster coating, followed by two coats of white plastic paint, matte finish with smooth texture.

Any other color will be quoted and paid for separately by the client.

Bathroom walls:

Ceramic tiling in wet areas (e.g., shower zone). Material included up to €13/m² + VAT.

Other areas: white matte paint, smooth finish.

PVC joinery with thermal break and internal reinforcement.

Included budget for windows: €4,000 + VAT

• Interior doors: monoblock design, made from MDF, semi-solid, smooth, white finish.
• Sliding doors: extra cost of €600 + VAT per unit.
• Front entrance door: budget of €300 + VAT included.
• Standard installation included.

Included kitchen furniture budget: €3,000 + VAT.

If the cost exceeds this amount, the client will pay the difference.

If the client chooses a different supplier, 70% of the indicated budget will be deducted.

Appliances not included.

Basic electrical installation according to applicable standards (CTE and Low Voltage Regulation).

• Included light fittings: Neopanel downlight, Celer brand, 25W, 4000K or similar
• Number of switches, outlets, and lights in proportion to surface area, per code
• Switches and outlets: SIMON 27 brand, standard/basic models

Basic hot and cold water system within the house, in compliance with CTE standards.

Sanitary fixture allowance per bathroom: €1,650, including:

• Washbasin (ROCA brand or similar)
• Mirror
• Vanity cabinet
• Washbasin faucet
• Toilet, cistern, and seat
• Shower tray
• Shower mixer tap
• Fixed screen shower panel

Sanitation network inside the house included, compliant with CTE standards.

The home will include an aerothermal system for domestic hot water (DHW) consisting of:

• Combined tank for DHW and inertia (Aeromax VM model)
• Monobloc storage water heater with 100 L capacity
• Climate control by ducts, powered by Kosner Inverter Nova heat pump (heating/cooling).
• Number of thermostats corresponds to number of interior units.

1. Basic interior TV installation included, compliant with applicable regulations.

1 TV outlet in each bedroom and the living-dining room.

• Note: exterior wiring, antenna, and main connection not included.

2. Basic fiber-optic internet installation included.
